The Asset Story
We bought these 8 duplexes because we knew them better than almost anyone. Years earlier, we had managed several of these same buildings, owned identical duplexes just down the street, and even lived on Fouts Street ourselves during high school. It was a pocket we understood deeply, with a familiarity that only comes from time spent owning, managing, and living in the area.
The portfolio consisted of eight duplexes on Fouts Street and three more about a mile away on Skyline Drive. While the neighborhood was more Class C, we believed strongly in this specific pocket of Duncanville and saw opportunity where others saw fatigue. The properties had been passively managed for years and were clearly tired; exteriors needed attention, deferred maintenance had stacked up, and interiors lacked any sense of modernization. We had the team, experience, and capacity to execute a full turnaround on the asset.
With tenants on month-to-month leases and rents lagging the market, we saw the opportunity to reset operations, raising rents toward market while remaining fair, improving quality of life through renovations, exterior paint, landscaping, and consistent hands-on management. We planned to bring structure, care, and a clear strategy to an asset that had gone too long without them, and transformed a neglected street into a place residents could take pride in calling home.
